Adigrat Real Estate, an independent real estate advisory and brokerage firm, acted as advisor in the off-market sale of the office property known as Torre U7, located in Milan at 6 Viale Piero e Alberto Pirelli. In this transaction, Adigrat Real Estate represented both the seller, Fonciere LFPI Europa, which disposed of the asset through the externally managed vehicle FLE ITALIA SICAF S.p.A., and the buyer, a leading Italian industrial group.
The asset, a standalone building of approximately 7,000 square meters, is arranged over eight above-ground floors and two underground levels, with office space on the upper floors and a retail component on the ground floor. The building, currently undergoing LEED Gold certification, is fully leased to tenants of primary standing.
Torre U7 was designed by Vittorio Gregotti, the renowned architect and urban planner who, in the 1980s, conceived the Bicocca Project—one of the largest post-industrial redevelopment initiatives carried out in Europe. Completed in 2002 and refurbished in 2013, the building is located in the heart of the Bicocca district, one of Milan’s most dynamic business districts thanks to the presence of major Italian and international companies. The area also benefits from excellent accessibility, ensured by the Bicocca stop on Metro Line M5 and the Milano Greco-Pirelli railway station.
